September ushered in 34 single family closings townwide as compared to 57 in September of last year in Greenwich (GR), Riverside (RV), Cos Cob (CC) and Old Greenwich (OG) according to the Greenwich MLS. While the number of single family closings was down for month, the average sales price was up a considerable 54% from $2.3 to $3.6 million. The monthly average sales price was boosted by 11 sales over $4 million and a significant $22 million trade brokered by Sotheby’s International Realty on North Street in Greenwich. Condominium closings were up to 22 for the month verses 14 the prior year. The average condo sales price was up slightly to $960,000. Year to date sales are flat with 596 residential properties sold since the first of the year. The average residential sales price is $2 million year to date.
