There were 53 single family closings in July this year in Greenwich, which includes Greenwich, Cos Cob, Riverside and Old Greenwich, as compared to 69 in July of last year according to the Greenwich Multiple Listing Service. The average sales price ($1,985,000) was down for the month as compared to last year. That said, year to date, the number of single family sales, sales volume and the average sales price are all up slightly over last year. Looking at sales over $3 million, the pattern holds.
Of interest though, is that while the number of outstanding single family contracts is down overall, homes under contract over $3 million were up noticeably in July.

Sales of condominiums and cooperatives were up 40% in July supporting the year to date trend of increased sales and sales prices. The average sales price of the condominium / cooperative category is nearly $950,000.
