East to West Greenwich has a wide diversity of homes. The size of homes sold in Greater Greenwich in 2016 ranged from under 1,000 to over 16,000 square feet. The Hamilton Avenue Elementary School District had the smallest average single family home size of 1466 square feet on limited sales.
Single family homes sold in the New Lebanon, Dundee, Cos Cob and North Mianus elementary school districts averaged between 2200 and 2500 square feet and constituted 25% of the number of sales. A full 40% of the single family homes sold in 2016 were in the Old Greenwich, Glenville, Julian Curtis and Riverside elementary schools districts where homes averaged in the 3000 to 4000 square foot range. The North Street and Parkway elementary school districts contributed 32% of the number of homes sold and represented the largest homes, averaging 4687 and 6058 square feet respectively.
The important point to note is the broad array of inventory sold throughout Greenwich. I used elementary and middle school districts as a proxy for a more uniform geographic analysis than the broader Area or zip code analysis allows. As depicted in the image below, homes in the Western Middle School (WMS) district represented both the smallest and the very largest of homes, along with representation in the core. Eastern Middle School (EMS) has a broad range in the core sizes of homes sold and Central Middle School (CMS) home sizes are dispersed among smaller, medium and larger home sizes. The Julian Curtis and Parkway elementary school districts feed into both CMS and WMS.
Greenwich is truly diverse by size and location of homes, making for a wonderful mélange of inventory throughout the town and among school districts. While it may be tempting to narrow a search to a finite area, buyers who look at inventory throughout town will find a wonderful world of choices.
