Inventory Waves

Active inventory tends to follow a seasonal pattern. Typically there is a dip in active listings before year-end because some sellers may take their homes off the market as they enjoy the holidays and vacation time. Then, after the Super Bowl, weather permitting, inventory starts to rise as homes are brought back on the market. Active inventory tends to build consistently as Spring approaches with many sellers seeking to list homes after a good Spring cleaning and when their homes and property show well.

Buyers who see inventory growing and are tempted to wait and see what else comes on the market will find many houses sell in the interim. As inventory shrinks, hesitant purchasers may regret they missed out on that house they liked and are left choosing from inventory that didn’t sell (for a reason).
