Residential real estate sales are seasonal. While the Spring Market gets much attention, it is important to take advantage of the Autumn Market. Buyers have recovered from summer schedules and may have more time to look while children are in school. Sellers tend to be anxious to sell before the holidays or year end and offer price reductions. This year we anticipate a number of real opportunities for buyers, particularly in the above $3.5 million range and in mid or back country where there is a fair amount of attractive inventory. Buyers should not be hesitant to make offers if they could see themselves living in a particular home. Now is the time to buy.
That said, sellers will not give away their valuable assets! There have been 117 sales in excess of $3.5 million in the prior 12 months totaling over $600 million with assets trading over $700 per square foot on average. Even if sellers who purchased at a peak market may be offering their home for less they than they paid, buyers still see significant value to in living in Greenwich.
