Days on Market

The barbell continues for Days on Market. Looking at the trailing twelve months of sales, the majority of homes sold in over 120 days and the next largest sales speed is less than 30 days. For many homes exposure is key. For others that are priced to move, the value is recognized and buyers are willing to seize opportunities. For some homes, their may be a little price discovery or a need to extend time on market for best possible market exposure. Homes that are overpriced will sit while buyers wait for price adjustments. Wait too long though and the house may just slip away, as the third largest sales group are those sold within 30-60 days.
