In March there were 45 homes sales in Greater Greenwich, including 29 single family homes, 14 condominiums and 2 cooperative sales. In the attached March Closings report I note price per square foot for each sale. While a useful indicator in many instances, please use price per square foot with caution. A high price per square foot may be indicative of either a good view, unique features, excellent condition, unfulfilled potential to build additional space or high end finishes. In March, 46 Byram Drive sold for a significant $2,739 per square foot in consideration of the high elevation of the home with stunning water views and a small beach in a coveted community. Working with an agent who has seen the inventory can help clients with an analysis regardless of price.
