Pending sales include homes that have non-contingent contracts but have not yet closed or sold. Pending sales year to date include 23 single family homes and 10 condominiums. The actual sales price will not be known until the closing price is reported upon public notice of transfer of ownership.
Still, we can gather some information based on listing information. Nineteen pending sales are under $2.6 million. There is one single family assessed over $3.5 million, three between $3.0 and $3.3 million. The average days on market is 163 days, while the median days on market is 140. The average list price per square foot is $532 and the median list price is $519 per square foot. The most recent reported list price is 0.94 of the original list price on average. Four homes have no garage. The single family homes under contract include 11 in the Central Middle School District, 7 for Eastern Middle School and 5 for Western Middle School.
Condominiums have gone under contract faster than single family homes on average, with most selling in less than one month. Three condominiums took over 150 days and one took 58 days. The average list price was $486 per square foot, with a range of $310 to $904.
